About Brain
Built inside a property management company.
Brain helps property management companies put their operating knowledge to work. It brings company SOPs into a shared source of truth and gives teams a place to ask for answers grounded in their documents, while review and judgment stay with the people responsible.
Origin
It started as a fix for our own team.
At HōM Flats, the build-to-rent portfolio of Magnus Capital Partners, the same two problems kept surfacing. Staff across five properties asked the same policy questions again and again, and the answers depended on who happened to pick up the phone. Separately, affordable housing file review was slow and inconsistent, because every reviewer started from a blank page.
The procedures already existed. They were written down, approved, and largely correct. They were simply hard to use in the middle of a working day.
Brain was built to close that gap: curate the portfolio’s SOPs into one collection, let anyone ask a question in plain language, and attach the source document to every answer so the reader can check it. Ask Compliance followed, giving the affordable housing team an annual income calculation and a list of suggested corrections to start from instead of a blank page.
It was proven internally first. HōM Flats and Magnus Capital Partners are still using it, and are Brain’s first customers. Brain is now offered to other property management companies that have the same problem.

I built Brain around the work property teams do every day: finding the right procedure, answering repeat questions, and reviewing affordable housing files.
Colton is Director of Property Management at HōM Flats, the Magnus Capital Partners build-to-rent portfolio in Grand Rapids and Wyoming, Michigan — five properties and roughly 932 units. He built the first version of Brain for that portfolio, and still runs it there.

I built Corva’s compliance rulebook because compliance is where time gets lost — applications dragging across multiple appointments, recertifications slipping past due while corrections bounce back and forth. A wrong approval risks the tax credits, not just a redo, so I taught the rulebook rule by rule from real files until it caught what an experienced reviewer catches.
Corva isn’t built on vague rules pulled from the internet — it is tailored to each LIHTC community’s actual workflows, and it only knows what it has been taught. It reviews move-in and annual recertification files, and on-site staff learn from every correction, building toward becoming compliance specialists themselves.
Corva is the engine behind Ask Compliance. It is available as part of Brain, or on its own for teams that want file review without the rest of the platform.
How we start
A useful first engagement.
The goal of a first conversation is not a signature. It is to find out whether this workflow fits your operation, using material you are comfortable sharing.
- Agree on the questions
- Before a demonstration, we settle on the questions your team wants answered. Vague demos prove nothing.
- Use a small set of approved SOPs
- We work from procedures you have approved for the purpose, not a scraped copy of your shared drive.
- Start file review with a safe file
- For Ask Compliance, begin with a fictional or appropriately de-identified sample and agree on document handling first.
- Let the buyer inspect the sources
- You should be able to open every document behind every answer and decide for yourself whether it holds up.

- We do not promise guaranteed compliance on any file.
- We do not publish time savings, cost savings or accuracy rates, because we have not measured and approved that evidence.
- We do not describe file review as a substitute for your staff's decisions.
- We do not claim to be an autonomous operating system for real estate. Brain is a place to find your company's answer.
